Property Evaluation

Vasiliou Properties will begin with an assessment of the condition of your property with our licensed contractor to ensure complete code compliance. After the assessment, we will make recommendations on necessary repair, provide a bid to prepare the property for rent advertisement, and evaluate the property’s fair market value to ensure a timely rent turnaround.

Advertising & Showing

Vasiliou Properties creatively market your vacant property to find the best possible resident. We advertise your property on over 15 different sites including Zillow.com or Apartments.com and leverage our large network of previous resident inquiries looking for a new home in certain areas, with flexible move-in dates. Prior to any showing, we conduct an over-the-phone pre-screening to ensure each prospect meets the minimum screening criteria prior to an in-person showing prior to filling out an application.

Screening & Leasing

Vasiliou Properties offers a comprehensive screening procedure once an applicant views the property and expresses interest in applying. We collect two most recent paystubs to verify income, two most recent bank statements (checking & savings from all accounts) to ensure appropriate rent reserves, and a copy of valid identification to validate identity. The credit screen is done through our partners at Experian. To receive a final approval, we contact previous landlords to verify all tenants were in good standing and we contact employers to verify employment, wage earning, date of hire, and to verify tenant’s employment is continuous. Once the screening process is completed, we draft the lease based on terms agreed upon between Vasiliou Properties and the property owner and the tenant receives keys on their day of move-in.

Repair & Maintenance

Vasiliou Properties has vetted multiple vendors for any repair aspect a property may need. We have a negotiated hourly rate for most vendors and best of all, no convenience fees or premiums are attached to each request. Best of all, our partnership with AppFolio.com enables owners to see all new maintenance requests that come in from residents, in real time.

Property Inspections

Vasiliou Properties treats your property as if it were their own and as such, thorough annual inspections are conducted on each property. Once a week, a member from our team drives each neighborhood to ensure the property is being well kept, there are no issues with landscaping, no other nuisances present, and constantly ensures a quiet enjoyment of the neighborhood remains. All our move-ins and move-outs are accompanied by videos, pictures, and notes to ensure the property is delivered to and back to us in the same exact condition, if not better.

Rent Collection/Bookkeeping

Vasiliou Properties offers firm rent collection policies and swift evictions in case of a problem to spare from difficult and costly situations. Our partnership with AppFolio.com enables owners access to computerized accounting 24 hours a day/7 days a week. Our partnership with our trusted licensed Accountants helps ensure that all income and expenses are reported correctly to comply with IRS and FTB regulations. At the end of each calendar year, you will receive a 1099 and a year-end statement along with copies of all receipts to provide to you Accountant or CPA.
